COMMISSION RATES

The real estate business has changed. It has gone from carbon copy forms and fax machines to blackberry devices, email, and PDFs. The Internet has changed the way agents spend time marketing properties. With new technology, the business model changes.

Some agents will argue that those who charge less commission are providing a lesser quality of service. I have an ethical and contractual obligation to you, regardless of our commission agreement.

*Savings are based on 6% average commission, split between buying and selling agent. Commissions vary between areas, companies, and agents. Commissions are negotiable and not set by law.


KEEP THE BUYER'S AGENT IN MIND

Here's the twist: Some agents will list your property and charge a reduced commission. They will take 3% commission and offer the buyer's agent 2%, sometimes even less. It can be tough to get buyers' agents -- the agents who show you home to prospective buyers -- to show people your home if they are getting less than 3% commission.

The reason: If the buyers' agents know they'll get less than the standard 3% cut of the sales price -- possibly even nothing -- there's little incentive for them to take a client through the house.

I give the standard 3% to the buyers' agent. They are our strongest partners in showing and selling your home.

  • Submission to the Multiple Listing Service (MLS): Your greatest ally in selling your home is every realtor in Phoenix and Scottsdale. Your home will be listed on the MLS for every realtor to show and sell.
  • Comparative Market Analysis: Extensive research that compares your home with other similar homes in your neighborhood that have sold and are currently for sale.
  • Six pictures submitted to the MLS. 20% of the realtors are too lazy to submit one picture and only about 25% submit the six allowed. We will submit six pictures so your home has higher visibility.
  • Multiple picture photo tour on www.gayphoenixagent.com. The typical home has 30 to 50 pictures presenting your home in the best light possible.
  • Customized flyer
  • Sign, yard arm & flyer box (with flyers of course)
